Minor Variance Applications

We offer expert guidance in preparing Minor Variance Applications, submissions to the relevant municipality's City Planning Department, Planning, dialogue with City Staff and neighbours, and representation at the Committee of Adjustment. As an Urban Planing consultanting firm, we have experience in dealing with a range of variances, including minor changes in setbacks, height and coverage. We will provide support and advice throughout the process to ensure a stress-free approval process for your development project. 

Consent to Sever Applications

We specialize in Consent to Sever applications, which are required to sever one lot into two or more lots. Severance applications are heard at the Committee of Adjustment (C of A) and often require Minor Variance approval. In this case, the two applications are submitted and coordinated concurrently and heard at the same Hearing. We are always up to date on new policies and regulations in Ontario. Recently, the planning policies surrounding laneway and garden suites, triplexes and fourplexes have changed to allow these uses as-of-right in certain situations. Laneway and garden suites, triplexes and fourplexes offer a unique opportunity for property owners to capitalize on higher densities and returns. These projects can also require Minor Variance approval at the Committee of Adjustment.
