Recent Urban Planning Approvals

We have completed a number of impressive development projects. Below are a selection which display a variety of new custom homes and consent applications that were recently approved.

Toronto Land Severance

Toronto Land Severance

This semi-detached home was developed from one single lot. Through a Consent to Sever application in Toronto, we subdivided the land into two parcels in order to construct these contemporary homes. Despite being the only semi-detached home on the entire street, the project achieved support from City Planning after submitting a detailed lot Study to Planning Staff. We also satisfied all the Committee of Adjustment conditions of approval, which is required to obtain a Certificate of Official and legally sever a property.

North York Land Severance

The North York Committee of Adjustment approved a Consent to Sever and Minor Variances application to permit this 40-foot land severance.  This was an aggressive proposal that was ultimately approved despite aggressive variances for lot area, Floor Space Index (FSI), lot frontage, building height and side yard setbacks. FSI is the relationship between the total amount of usable floor area and the total area of the property on which it stands.

Etobicoke Land Severance 

The Etobicoke Committee of Adjustment panel approved both a Severance and Minor Variances for this semi-detached dwelling development.  A 32 ft. lot was severed into two 16 ft. lots, which required significant variances for side yard setbacks and lot frontage.

Toronto Custom Home Approval

Building a new custom home will often require approvals from the CofA. The Etobicoke Committee of Adjustment Panel required approval for Minor Variances related to building height and Gross Floor Area (GFA).  GFA is the sum of the total area of each floor level of a building measured from the exterior of the main wall of each floor.

Toronto Laneway House Approval

For this project, a 35 ft. lot was severed into two 17.5 ft. lots to allow for two semi-detached dwellings, each with their own basement Secondary Suite, as well as two Rear Laneway Suites. This 6-unit development required both a Land Severance and Minor Variance approval at the North York Committee of Adjustment.
